Towards a Thriving Future: Blueprint for Self-Sustainable Community Development


The Planning Process

The task of doing a master plan for a subdivision is a very challenging task for any designer. The planning activity and design do not come easily. It goes along with much study, observation, research, and analysis. 

Subdivision Planning 

It is one of the comprehensive services rendered by an architect. 
This project is a good subject to share, as we initially do the research, I decided to share the journey hoping that you can learn from this experience. 

The Design Process

How did it all start?

It is very important to share the history of how this project came into place. 
It was amid a global pandemic when this project was conceived. When MM Cortez had initial contact with the client whose mother-in-law, the land owner, won her case from this disputed land. As a result of that, they have decided to do some developments but have no idea what to do and where to start. 

 

Basically, it is located at barangay San Isidro. The land is lying along the barangay road and it is mainly a gateway towards the main hub of the barangay. The main hub is the heart of the community where there are schools, mixed with residential and agricultural land. 

The Site Analysis

 These are the site pieces of information that are essential in the decision-making. To make a more realistic design approach that will help build the community. From the Macro to the Micro level of information, we can get much information as we unfold each of the data gathered from our research. All of these are readily available upon site visitation taking some photographs of the actual condition of the neighborhood and assessing the marketability of the site in terms of its location and accessibility.

 The Circulation and Accessibility to the Site

 The flow of circulation and accessibility to the site is one of the major factors in determining the targeted market. As we go deeper into the feasibility of this project, we can see the actual condition of the site such as the width of roads, availability of the transportation system, and the nearest access to important entry and exit points. 

 



After the site survey, a careful analysis of the site is done. The survey includes;

The area of the site
        • Location of the site
        • The Land use
        • The Existing condition which includes the terrain, utility system, road, vegetation and natural resources, population, etc
        • Livable neighborhoods and the growth hub
        • Probable impact on existing development and adjacent developments 
        • The future developments

Design Standards

What governs the design standards of subdivision planning and design? 

Subdivision planning and design standards are governed by local government guidelines. It follows government regulations in protecting life, health, and property.  And achieving aesthetic goals for the community.

General Design

The major design guidelines and patterns take into consideration the surrounding land use and other natural constraints that impact the quality of the project. 

Subdivision Planning  

The basic framework of the layout is determined by the layout of the street to form a pattern and arrangement of lots. 
It also defines the layout of the site that will provide avenues for utilities and a street classification system. 
There are different options to arrange the street patterns. Here are some of the design guidelines that can be considered:

As we develop the plan, there are several points to consider, finalizing the design process. When it comes to implementation, the cost of the project is the most critical, where the evaluation and presentation of the master plan may vary. This is just one of the many options. As long as the aesthetic design is followed as per the design standards, the decision now will vary from the budget. 
The balance between functionality, within budget, and compliance with the design standards. 

This subdivision plan in its design process still goes a long way. We are just starting with the presentation of the initial design and some of the research and data gathered. The design can change as we continually discuss with the client. 

 

Schematic Design Proposal

The initial study was made and a schematic layout was done initially to show an impression based on the initial data gathered. This includes the number of lots alllocated for the different land uses needed to make a sustainable community. Here's the Aerial View Perspective


To show the blueprint of what is the intent of the proposal, this graphical presentation is to guide the project proponent and the architect with their design goals. This will lead to a better understanding of how the design brief is met. This process will be a daunting task because we need to support the visual presentation with documents like the lot plan, budgetary estimate, and the overall arrangement of the subdivision plan to achieve maximum capacity. This will include;

      •  The Financial feasibility studies
      • The overall impact of the site to the end-user
      • The interrelationship of spaces and their accessibility

Schematic Design | Townhouse






What is a Townhouse?

Townhouse is defined as a single-family dwelling unit constructed in a group of three or more attached units. The construction shares common foundation to roof but with no vertical overlap of any parts to the adjoining unit . Usually share open spaces to either one side or both sides but with a private parking for each unit.

What is Schematic Design?

A Schematic Design is the initial design studies of an architect, the first stage of his professional practice, in submitting a design proposal to his client. The Schematic Design includes all other aspects of design schemes using free hand sketches to be able to analyze the importance of each of the aspects of the design requirements. The design is developed through the process and in constant meeting with his client. 

The Interpretation of the client's design requirement is the presented in sketch or 3d model to show the initial design. The Schematic may lead to further develop the design in terms of its form and its design character which would affect the color, balance and harmony of all the elements in the design composition.

The Schematic Design is a very important document in the practice of architecture. It will serve as a basis and guide leading to the next stage of his design practice. The ultimate goal of the schematic design is to be able to construct the design, where documentation will be based on the final and approved design scheme. While the design is in the schematic design, all design presented are oftentimes referred to as "Conceptual Design". The four stages comes progressively from Schematic Design phase, Design Development, Contract Document and the Construction stage.


The Townhouse Design and the 3d modelling method

Going back to our Design Scheme, The presentation method is done in 3d model done in sketchup. As we cover the 3d modelling in our blogpost and the architectural design niche, It would be better to relate everything into the tool used that covers the 3d modeling and the art of presentation as well in parallel with the discussion in the architectural profession and the practices.

Sketchup in the design conceptualization of any structure, together with all the softwares in the production of the documents like; autocad and revit for a more precise documentation of the drawing requirements in constructing the design, for other 3d rendering softwares like Lumion, 3D Studio and Rhino to name a few.

 The Design Process

Schematic Design Phase. Every valuable thing is given much time and attention. The process begins at the stage where the client shares his vision and design ideas with the architect. The house design is then developed into a schematic design, where a sketch is done as shown in the figure below. An artist's impression of the personalized house design gives an overall visual presentation of what the architect intends and interprets in defining a personalized house design. 

In this example, as part of the attempt to define and visualize a personalized house design, the concept was done with the initials of the name of the owner which is LRD. The most obvious translation of the design proposal in this house design idea is the exterior design which is dictated by the shape of the plan. We can explore the plan later to see how lifestyle compatibility is applied in this example.

The important phenomenon in this aspect of generating a design idea, every architect may give different impressions on how they will perceive a personalized house design idea. This is just one of the phenomena in the conception of a personalized house design idea.

 


Design Development Phase. Upon developing the idea to a more detailed and accurate drawing in preparation for the Contract Documents ready for construction, the design development stage is an outcome of the schematic drawings. This will then lead to further creating the design in such a way that plans are prepared for making the design into reality.

The plan matched the exterior design from the previous sketch and adjusted it according to the space requirements without changing the exterior design to achieve the original idea from the sketch. A wireframe of the design modeled in SketchUp is part of the process of the design development.


The 3d model. As I walk you through the process from the previous articles published, this time we are now getting deeper into the final design concept by creating the 3d model. The actual plan layout is done in connection with this exterior design. The basic standards are applied in terms of distributing the space requirements with the proper size requirements of each interior space. Then the height of the house is determined as per building code requirements for two-storey, three-storey residences.








The House design includes the plan layout done by the architect, considering all aspects of the design for the construction of the house shortly.

Exploring new Ideas for House Design

Introduction

This one is another response to a design request of a long time friend. She would like to see her initials in her own Dream home. As I continue to explore my thoughts in composing a new design with the initials DFA, i thought of making a sketch that will speak of the same approach done in the previous post.

As a design exercise, house design are limitless. you can explore new ideas for house design with the initial requirement of exterior design that would bear the initials.


As a Design request, i came up with this design. More options come into play but this one may be appropriate in my initial design study.


The design concept will now be tested if this will be acceptable or not.

Let me walk you through the design process of an architect in terms of creating new design for a prospective client. 

The Design Process


The Design process started from a presentation of a previous design that somehow got the attention of an old friend. made a request to do similar approach to her dream house.

Then the conceptual design of the exterior. Though this process may not seem to be the normal, while developing design composition, the size and shape of the house is already being considered so as to look like a functional house design. As part of the test, this design will be presented to see if it meets the expectation of the client.

The next stage is to present this to the client and see the feedback or the impression so that the space plan will follow afterwards. 

What will be the arrangement of the spaces?  



The form of the building layout will dictate the spaces within. I will share the approach to planning the spaces within the house of this design and the previous one. The intention is to show you the different approaches to creating a space for the built in size and shape of the house.

Space planning is one of the aspect of studies and architect should master. To create the spaces required and group them according to the level of privacy from public to semi public to private spaces. In house design, public spaces are the entrances, living and dining areas. while semi private can be a guest hall while private spaces are the bedrooms and the toilets.

The design composition


The form shall be so mix together so as to create a design that will look like a house, sizes and shapes are proportionately considered while choices of building material shall be well placed to balance the texture and the identity of shapes forming the whole design and make the design requirement stand out - that is to show the initials of the client.

Somehow, these approaches made me finish the initial design concept of this house.

Personalized House Design

The trend in architectural design | what is a personalized house design?


House Design is also a trademark you can make to give you a unique and personalized design. Creating a character of Architectural Design that is more so functional.

Would it be wonderful to welcome your visitors in your lovely home with this type of design?

Here's an example of a personalized House Design. It bears my initial LRD which is very obvious. I showed the sketch to my wife and she told me, "the letters are prominent". Then i replied "that's the real intention of the design".



As a bold move, one of the greater challenge as an architect is to go beyond the norm of designing a house. Make it more personal.

I believe this is the challenge to every architect/designer. You can play around with ideas that can be translated into the sketch and make a wonderful composition unique to individual.

How to find Architectural Design Ideas?

This is one of the method you can do to find more design ideas. As I shared this thought in my previous blog, this method may be very limited because it is personalized. unlike other means, ideas can be general.

Some people find this very good because you will create a design approach that is so unique. imaginations will work so well with the goal in mind. Clients would love it because it is a design that is personally designed for them will bear their own signature, a seal of ownership.

What are the constraints?

As you are designing a house, forms play a very important role in showcasing the design intention that will make it very obvious in creating the building envelope. The spaces should be well thought in such a way that it will function well as a house. There are no constraints as to considering the whole process of designing a house. All areas of study are well considered so that you will know the limitations needed to avoid while developing the design.

The design should not be over design and should still appear to be a house.


Modern Design

This is one of the best advantage of a modern design. The form can be put together in a composition that will depict a house design. The contrasting of colors through the use of outdoor building material will help you achieve what you want to achieve. As a designer, you can still incorporate traditional design by combining materials and shape that will compliment your design. It may serve as an accent rather to break the monotony of the design.

Combining Architectural Style

Discussed in my previous blog about Finding Architectural Design ideas, many of you who are actively involved in Architectural Design will be challenged  by your client about creating new designs that will require combining two different styles, the old and the new architecture. This term is simplified as Bisociation.




I thought of exploring this thought and find more practical examples to show so that we can see how to achieve this. What are the criteria we can formulate to guide you through the process.

Two different styles into one.  This is a creative means to come up with a unique architectural design ideas. In terms finding design solution as to the form and style, we need to identify the major and minor.

Here are some of the tips, hope this will help you create more innovative ideas in your design project.



1. Create a major and a minor style of architecture - Blending the two or three architectural styles is a bold move which create an old and new architecture design relationship. Just like composing a song, this would be very difficult to achieve if you don't know how to blend things together. Establish an architectural style to create and determine which one is the major and the minor. 
What will be your blending ratio so that the style will compliment rather than compete. Establish 80 - 20 percent ratio or 70 - 30 up to 60 - 40 percent. Obviously, 80-20 sets the standard to make a clear and dominant style to the least dominant style. While others will give us a subtle blending that will be discussed in tip number 3.




2. Linking the old and the new - The best way to create and decide which architectural style you should pick is in the old style. Linking the past to the present will give you a nostalgic design. People will appreciate the style in terms of catering a structure for different ages. 
In most cases, this is what we call the Transition Period, where you bring new ideas with the old. As in the music, the choice of old song to new melody brings a good composition.
Architectural designs are inspired by the past designs. Setting the trend in architectural design will give you a competitive edge in the public eye. More so, creating your identity and reputation to be the leader in setting the design trend in architecture.



3. Don't over design, keep it simple - in as much as you want to set the trend, remember to keep it simple. Some design may be trendy but won't last longer. Avoid over designing, Make your architecture simple and functional. Consider the construction methodology and cost. Some combination of style can be in the form and shape, color and harmony, contrasting of patterns, size and proportion. List all the things that you need to combine and blend it all together into a single yet simple composition.


4. Find a theme from a previous architectural design trends - as mentioned earlier, finding design from the past is a good idea but you need to consider the design trends in the contemporary. this may go further by observing the design trends in the community and stick to the theme and introduce a new style. 
This will somehow condition the public to the new design trend you are introducing.



In achieving a good architectural design composition, Simplicity and balance will top it all.

Challenges to Architects - The use of Bamboo

Architects keep on searching for more challenges in terms of creating a unique design. One of the great challenges are the use of materials readily available to the environment. Considering the main factor in responding to the sustainability of the structure.

Here is an example of these challenges, A House Made of Bamboo by Elora Hardy. The video talks about the greater challenges they encountered using bamboo. A brief history of why bamboo has been used from her childhood experience. Her family had a wonderful experience with nature using bamboo in their day to day experience. This led her to make bamboo as the primary source of her designs and took all the potentials in making a design statement. This is an amazing design that paved the way to the way we look at  architectural design and its continuous challenges and its endless possibilities.





What can we learn from this Challenges?

1. We can learn that Architecture blends with nature. With a strong background in architectural design training gained from school, architects are more free to express their ideas in their relationship to nature. Explore their creativity in creating a livable space with the use of native materials readily available. With the proper treatment of the material, as lessons learned from the past where these materials have deteriorated and gone to dust. The architect re-envisioned and reinvent the use of bamboo.

The strength and durability is tested and compared to the strength provided by concrete and steel, as the major materials used in construction nowadays, especially in Asian countries.

Bamboo had a unique quality. It has proven from this example that architects should not be constrained to use these types of materials incorporated in their design.

2. We can learn that Architecture is a call to reinvent the way we build our environment. Instead of being controlled by what is readily available in the commercial industry as to the use of building materials. Architects can use materials provided by nature:

  • The form, space and building design can be more challenging by the way these materials are treated.
  • In terms of Strength
  • In terms of creating a unique shape and style.
  • In terms of responding to the need of the users like their sense of privacy, need for natural air and light ventilation, their accessibility and the effect of the material in our physical activities, to name some.
3. We can learn that Architecture is a way solve problems. This is really interesting because it helps the architect to think and think deeper. With the designer's experience, the use of bamboo is not actually a problem but an instant solution. The greater challenge is how to make bamboo more useful and create a shape that architectural design calls for. The plan layout and the space requirements go together to make both ends meet. A constant identification of problem and its solutions is very much experienced in the construction of this example. Because of the unique shape and its hollow core, the bamboo is treated well and made full use of its potential in order to respond to the need to create a space for the dwellers. 

4. Architecture provides functionality and creativity. With the use of bamboo in mind, the architect has now the greater advantage in his design challenges. Whatever building types we are designing, in this case a house, this can now be a subject for consideration in terms of using these materials not only to houses but can also be done in schools and other structures. 

5. Architecture relates to people. The dwellers became more involve in the creation of the structure. They are not afraid to explore new possibilities it can provide. At the same time improve their living condition. The native use of material breaks the barrier and the impression that native material, such as bamboo, is not an identity of social stature but rather an identity of culture, character and unique architecture.
